Do you understand the local land use regulations affecting your business? Whether searching for a property, you have one in mind, or want to expand your existing operations – a review of the Town ordinance: Land Use and Development Code is vital. This ordinance is where you will learn the areas of town where you’re permitted to operate your type of business or understand permitted uses on a specific property.

Every parcel in Gorham has an assigned “zone”. Review the zoning map to determine which zone a property is located in or where zones that allow your use are located.

Important business-related parts of the ordinance:

  • Chapter 1 of the Land Use and Development Code is the Zoning Regulations. These regulations define each “zoning district” and the allowed uses in each district. This chapter also contains definitions of terms which should be carefully reviewed related to your business and proposed activities.
  • Chapter 2 provides standards of performance related to environmental regulations, parking requirements, signage, and use specific standards such as for a bed & breakfast, home occupation, or outdoor dining.
  • Chapter 4 outlines the Site Plan Review process. New construction, most additions and some renovations may require this process – whether a full review, minor administrative or de minimis change – be sure to determine requirements for your property and project.
  • Chapter 7 defines Impact Fees for new development.
